Will a Borehole Work on My Property?
Three separate questions decide this, and they are worth keeping distinct:
- 1Is there groundwater under the property? This depends on the geology of your area. Prospects vary considerably across Cape Town, and a water survey assesses your specific site rather than the general area.
- 2Can a rig physically get to a suitable position? This is the constraint that most often decides a domestic project. A drilling rig is a large truck-mounted machine that needs a route in and a working area, and it must clear overhead cables, boundary walls, gates and mature trees.
- 3Is there a viable position clear of services? The drilling point has to be clear of municipal connections, sewer lines, septic tanks and soakaways, pool plumbing, irrigation mainlines and structures - on a small plot the genuinely available area can be surprisingly limited.
Access is worth checking honestly and early. If the only route to the back garden is a metre-wide side passage, that needs to be established before anything else is discussed. A site visit answers it in a few minutes.
A neighbour's good borehole is encouraging, not conclusive. In sandy areas with a shallow, laterally continuous aquifer, a neighbour's result is a reasonable guide. In fractured hard rock - much of the Peninsula and the mountain foothills - yield depends on intersecting specific fractures, and those do not respect property boundaries. Two houses on the same street can get very different results.

Practical Realities on a Domestic Property
- Noise. Percussion drilling is loud. It is worth telling neighbours beforehand, and worth agreeing sensible working hours.
- Mess. Drilling produces cuttings and water. Some disturbance to the immediate working area is realistic to expect, and reinstatement should be discussed upfront rather than assumed.
- The headworks. A capped borehole leaves a small permanent installation at ground level. Think about where it will look acceptable, and keep it accessible for servicing.
- Equipment. Pump control gear, any pressure vessel, tank and filtration all need somewhere sensible to live - dry, ventilated, accessible and preferably not immediately outside a bedroom window.
- Estates and body corporates. Some have their own requirements about drilling, tanks and visible equipment. Check before committing.
- Signage. Where borehole water feeds outlets, it is normal practice to mark them clearly as non-potable unless the water has been shown to be suitable for drinking and is treated accordingly.

Borehole water is not free water; it is water you pay for differently. The realistic ongoing costs are:
- Electricity to run the pump, which varies with depth, flow and how many hours it runs
- Filter cartridges and treatment consumables where filtration is fitted
- Periodic servicing of the pump and system
- Water retesting, particularly where the water is used indoors
- Eventual pump replacement, which is the significant one - pumps do not last forever and this should be budgeted for rather than come as a surprise
For most households the running cost is still well below the equivalent metered consumption, particularly for irrigation. But the payback calculation should include these items and the capital cost, not just compare a pump's electricity consumption against a water bill.
Managing Expectations
Three things are worth being clear about before you commit:
Yield varies, and it is not known until after drilling. Your borehole may comfortably run your irrigation, or it may support a more modest regime with a storage tank bridging the gap. Both are workable, but they are different systems.
Quality varies, and it is independent of yield. A strong borehole can produce water needing treatment; a modest one can produce excellent water. You will not know until it is tested.
Not every property is suitable. Access, available space, services and local geology can all rule a site out, and a contractor who tells you so is doing you a favour.

Is a borehole worth it for a home in Cape Town?
It depends mostly on how much water your property uses. Where a large garden, irrigation and a pool make up a substantial share of a metered bill, the case is strongest - irrigation is usually the biggest single household water use.
For a small property with modest outdoor water use, the capital cost takes considerably longer to recover. Factor in running costs, servicing and eventual pump replacement rather than comparing pump electricity against a water bill alone.
Do I need permission to drill a borehole at my house?
Boreholes within the City of Cape Town must be registered with the City. Reasonable domestic use and small-scale garden watering generally fall under Schedule 1 of the National Water Act, which does not require a licence, though the registration requirement still applies.
Requirements can change, and your position depends on the property and intended use, so confirm the current position with the City before drilling rather than afterwards. If you are in an estate or complex, check any body corporate rules as well.
How much space do I need for a borehole?
The borehole itself has a very small footprint, but the drilling rig does not. Access is usually the deciding factor rather than plot size - the rig needs a route in and a working area around the drilling point, and it must clear gates, boundary walls, overhead cables and mature trees.
You also need somewhere sensible for the equipment afterwards: control gear, any pressure vessel, tank and filtration. A site visit settles all of this quickly.
Can I use borehole water in my house?
Yes, subject to two things. The water needs to be tested and shown suitable for the intended use, with any necessary treatment installed - many households use borehole water for toilets, laundry and irrigation with light treatment, while drinking sets a higher bar.
Second, where the property also has a municipal connection, the two supplies must be kept properly separated so borehole water can never enter the municipal system. That separation needs to be designed in rather than improvised.
Will drilling damage my garden or driveway?
Some disturbance in the immediate working area is realistic to expect. The rig is heavy, it needs a route to the drilling point, and drilling produces cuttings and water that have to go somewhere.
Lawn and planting near the working area typically take the brunt of it. Discuss the working area, the access route and reinstatement during the site visit rather than on the morning of drilling, so expectations match on both sides.
How noisy is borehole drilling?
Percussion drilling is loud - it is a compressed-air hammer breaking rock, with a compressor running alongside it. It is not something neighbours will fail to notice.
The consolation is that it is usually short, often a day or two on a domestic site. It is worth letting neighbours know beforehand and agreeing sensible working hours, which avoids most of the friction.
Can my neighbour's borehole affect mine?
In principle boreholes drawing from the same aquifer can influence each other, and heavy abstraction nearby can affect water levels. In practice, on typical domestic abstraction rates in most settings, the effect between neighbouring properties is usually limited.
It matters more where abstraction rates are high, where the aquifer is limited, or in coastal areas where over-abstraction across an area can draw saline water inland. Operating within your tested sustainable yield is the sensible discipline either way.
How long does the whole process take from start to finish?
The drilling itself is often a day or two, but the complete project runs over weeks rather than days. Siting comes first, then drilling, then yield testing, then water analysis, then installation.
