For a business, a borehole is usually about two things at once: reducing an operating cost, and removing a dependency. The first is a straightforward calculation. The second is harder to price and often matters more - a guesthouse that cannot supply its rooms, or a restaurant that cannot run its kitchen, is not trading.
Commercial installations differ from domestic ones less in the technology than in the requirements around it: consumption is higher and better documented, downtime carries a cost, and the design has to account for continuity rather than convenience.

Start With Consumption Data
Commercial sites have an advantage domestic ones lack: metered records. Before anything is designed, work from what the meter says:
- 1Pull twelve months of consumption from your municipal accounts, so seasonal variation is visible rather than assumed.
- 2Break it down by use - irrigation, washrooms, kitchen, cleaning, process. Irrigation is usually the largest and the easiest to move onto a borehole.
- 3Identify the peaks - when demand spikes, how high and for how long. Peak flow, not average consumption, drives the system design.
- 4Decide what the borehole should carry. Full supply is rarely the right target. Moving irrigation and non-potable uses across usually captures most of the saving for a fraction of the complexity.
- 5Quantify the cost of an interruption, because that is what justifies the continuity side of the investment.
- 6Check the regulatory position. Commercial abstraction beyond reasonable domestic use may require registration or authorisation from the Department of Water and Sanitation, and the borehole must be registered with the City.
Most commercial sites should not aim to replace the municipal supply entirely. A hybrid arrangement - borehole for irrigation and non-potable use, municipal for potable - usually delivers the bulk of the saving at much lower cost and complexity than full replacement, and it keeps the municipal connection as backup. It also avoids the treatment burden of bringing borehole water to potable standard at commercial volumes.
Design Considerations That Are Specific to Commercial Sites
- Peak flow versus sustainable yield. Commercial peaks are usually sharper than domestic ones. Storage is almost always part of the answer, sized against the peak rather than the daily total.
- Redundancy. Where continuity matters, a single pump is a single point of failure. Duty and standby arrangements, or a stored reserve, are worth costing.
- Separation from the municipal supply. Non-negotiable, and it needs to be designed properly with air-gap separation where a tank is fed from both sources.
- Water quality for the application. Guest-facing use, food preparation and process water each set their own standard, established by analysis and met by appropriate treatment.
- Metering and monitoring. Commercial systems benefit from flow metering so consumption, abstraction and system performance can be tracked rather than estimated.
- Working around trading hours. Drilling is disruptive. On a hotel, restaurant or retail site the timing needs planning around trade, not just around the drilling schedule.

Two points are worth flagging honestly. First, the outcome of drilling is not guaranteed, so the business case has to accommodate the possibility of a disappointing yield. If a borehole is being installed partly for water security, the design should be tested against realistic failure scenarios rather than assumed to cover them:
- How long can the site operate on stored water alone if the pump fails?
- What happens during a power outage - can water be drawn without electricity, or is a backup supply arranged?
- Is there a standby pump, or a plan for how quickly a replacement can be fitted?
- Does the stored reserve turn over, or has it been standing long enough to need retesting?
- Are the critical uses identified and prioritised if supply is constrained?
- Is anyone on site trained on isolation, changeover and basic checks?
- Are the yield test, water analyses and service records accessible when needed?

Published borehole pricing in South Africa varies enormously - different 2026 guides quote per-metre drilling rates for the same province that differ by a factor of three - because depth, geology, access, specification, distance and fuel costs all move the number. Depth in particular is not known until the hole is finished. Figures generally exclude VAT unless noted, and change over time. Only an itemised written quote against your actual site means anything.

Separately, boreholes in the City of Cape Town must be registered with the City. Requirements change and depend on your specific circumstances, so confirm your position with both authorities before drilling rather than afterwards.
How long does a commercial borehole project take?
Longer than a domestic one, because there are more stages and more coordination. Assessment and consumption analysis come first, then siting, then drilling, then yield testing, then design and installation of what is usually a larger system with storage and treatment.
Add time for any regulatory registration or authorisation, and for scheduling disruptive work around trading. Plan in months rather than weeks for a project of any scale.
Will drilling disrupt our business?
The drilling itself is noisy and takes up space, so on a customer-facing site it needs planning around trade rather than just around the drilling schedule. Rig access across parking and landscaped areas, and somewhere for spoil and drilling water to go, both need thought on a constrained site.
The drilling phase is usually short. The longer disruption tends to come from trenching for pipe and cable runs, which can often be phased to limit the impact.
What happens if the borehole cannot meet our peak demand?
That is a common situation and it is usually solved with storage rather than a bigger pump. A tank fills steadily at the borehole's sustainable rate and releases quickly when demand peaks, which is exactly the mismatch commercial sites face.

Can borehole water be used in a commercial kitchen?
Only where the water meets the standard for that use and the treatment is properly maintained and monitored. Food preparation sets a high bar, and the requirement is ongoing rather than a one-off test result.
Many hospitality sites take a more practical route: borehole water for irrigation, washrooms and cleaning, with municipal supply retained for food preparation. That captures a large share of the saving without carrying the compliance burden on the highest-risk use.
How do we work out whether a borehole is financially worthwhile?
Start with twelve months of metered consumption broken down by use, so you can see what proportion a borehole would realistically displace. Irrigation is usually the largest and easiest share to move across.
Set the capital cost - survey, drilling, testing, pump, storage, treatment and electrical work - against that displaced consumption at commercial tariffs, and include ongoing electricity, servicing, consumables and eventual pump replacement. Then add the continuity value separately, since that is often the larger benefit but harder to quantify.
What maintenance does a commercial borehole system need?
More structured maintenance than a domestic one, because the cost of an unplanned failure is higher. That usually means scheduled servicing at an interval set by how disruptive a failure would be, rather than by the equipment alone.
