Gordon's Bay presents the least convenient combination in the Helderberg: hard rock reaching close to the shoreline, steep properties, and small stands with awkward access.

None of that rules out a borehole, but it does mean the site visit is the decisive step here rather than a formality.

What Is Under Gordon's Bay

FormationWhere it sitsWhat it means for drilling
Table Mountain Group sandstoneThe Hottentots Holland slopes rising directly behind the townHard quartzitic rock. Water occupies fractures, so yield depends on intersecting them rather than on depth reached.
Cape Granite SuiteUnderlying parts of the lower ground and coastal marginWeathered mantle and jointing carry the water. Depth to fresh rock varies over short distances.
Thin coastal and slope depositsThe narrow strip along the shoreline and the foot of the slopesGenerally too thin and too variable to be a target in their own right.

What That Means for Your Borehole

  • Expect hard-rock drilling rates. Sandstone and granite drill slowly, which sits at the upper end of the per-metre range.
  • Access is the first question, not the last. Steep driveways, tight turns, retaining walls and small stands frequently decide whether a project is possible at all.
  • Yield is fracture-dependent, so a survey targeting structure is worth more than extra depth.
  • Salinity should be measured given proximity to the sea, particularly on the lower properties.

Where We Work Around Gordon's Bay

  • Gordon's Bay central and the beachfront
  • Harbour Island and the marina properties
  • Temperance Town and Mountainside
  • Van der Stel and the slopes above the town
  • Steenbras and the coastal road properties
  • Sir Lowry's Pass side approaches
  • Smaller residential stands through the older village

What to Watch For Here

Access decides projects here. More than anywhere else in the Helderberg, the practical question is whether a truck-mounted rig can physically reach a workable position clear of overhead cables, retaining walls and boundary constraints. On the steeper stands the answer is sometimes no, and that is better established at a site visit than after a quote has been issued.

Small stands limit options. Where the drillable area is genuinely small there may be only one viable position, which changes the value of a survey - it can confirm what is there but cannot offer alternatives.

What the Water Is Used For

  • Garden irrigation on the larger residential stands
  • Holiday and rental property landscaping
  • Pool top-up on the coastal properties
  • Guesthouse and small hospitality supply
  • Communal landscaping on the estates and complexes
  • Standby supply where reliability is the concern

Wellpoint or Borehole?

Rarely viable. There is little sand of any depth here, and hard rock sits close to surface across most of the town. A driven point has nothing to penetrate. A drilled borehole is effectively the only route to groundwater on the majority of properties.

Registration and Abstraction

Boreholes and wellpoints here must be registered with the City of Cape Town. Separately, the National Water Act governs how much you may abstract: reasonable domestic use and small-scale garden watering generally fall under Schedule 1, while larger abstraction may require registration or a water use authorisation from the Department of Water and Sanitation. Requirements change, so confirm your position before drilling.

Borehole Prices in This Area

Drilling is charged per metre, so depth drives the total. The ranges below are framed for local ground conditions and access.

ItemIndicative rangeWhat moves it locally
Drilling, per metreR600 - R1,300 /mHard quartzitic sandstone and granite are the slowest drilling in the region.
uPVC casing, installed, per metreR400 - R700 /mDiameter and class. Weathered-zone thickness is not known until drilling starts.
Mobilisation and site establishmentR2,500 - R9,000Steep, constrained sites push mobilisation to the top of the range, and rule some properties out entirely.
Water surveyR5,000 - R12,000Targets structure rather than depth. Worth most where yield is fracture-dependent.
Yield testingR3,500 - R15,000Establishes the sustainable rate that pump selection depends on.
Pump, supplied and installedR15,000 - R45,000Greater depth means more head, which means a larger pump and heavier cable.
Storage and boosterR12,000 - R35,000Needed wherever peak demand exceeds the borehole's sustainable rate.
Typical complete projectR95,000 - R250,000+Everything above, excluding treatment, which depends entirely on the water analysis.

These are indicative ranges, not a quotation. They are compiled from published South African supplier and contractor pricing to give you a starting point for budgeting. They are not our rate card, and no figure here is a commitment.

Treat them as a broad guide only. Published borehole pricing in South Africa varies enormously - different 2026 guides quote per-metre drilling rates for the same province that differ by a factor of three - because depth, geology, access, specification, distance and fuel costs all move the number. Depth in particular is not known until the hole is finished. Figures generally exclude VAT unless noted, and change over time. Only an itemised written quote against your actual site means anything.

Gordon's Bay Borehole FAQs

Can a drilling rig get onto a steep Gordon's Bay property?

Sometimes, and this is genuinely the deciding question here rather than a formality. Steep driveways, tight turns, retaining walls, small stands and overhead cables all constrain a truck-mounted rig.

Have the access assessed on site before anything else. On some stands the honest answer is that drilling is not practical, and that is better known early.

How deep will a borehole need to be?

There is no reliable figure. The ground is hard sandstone and granite where water sits in fractures, so depth is determined by where a water-bearing fracture is intersected rather than by a standard target.

Drilling deeper into unfractured rock adds cost without adding water, which is why position matters more than depth.

Is drilling more expensive here?

Generally yes, for two reasons. Hard quartzitic sandstone and granite drill slowly, putting the per-metre rate toward the upper end of the range.

Difficult access also pushes mobilisation up, and on constrained sites it can require additional setup work. Both should appear as separate line items on a quote.

Will the water be salty?

It may be, particularly on the lower-lying properties closer to the shoreline, and it should be measured. Raised chloride, sodium and electrical conductivity are the parameters to ask for.

Fractured hard-rock water is often better quality than shallow coastal sand water, but proximity to the sea makes testing worthwhile either way.

Is a wellpoint possible in Gordon's Bay?

Rarely. Wellpoints need sand of reasonable depth with a shallow water table, and hard rock sits close to surface across most of the town.

For the great majority of properties here a borehole is the only realistic route to groundwater.
